Fees to Landlords


Our charge to secure the Tenant is 100% of the first month’s rent.  Services provided include marketing the property; conducting viewings for a Landlord; taking up the Tenants references; drawing up a Tenancy Agreement; making the necessary arrangements for an Independent Inventory Clerk to prepare a property inventory; and taking schedule photographs of the property.

We also collect from the Tenant the tenancy deposit together with the first month’s rent.

We will register the Landlords and Tenants details with the TDS, a Government approved deposit scheme provider, and protect the deposit during the term of the Tenancy.

We will take meter readings before the Tenancy commences and pass these details to the Tenant


Our charge to manage a property is 12% of the monthly rent (10% plus VAT).  We will collect the monthly or quarterly rent due from the Tenant during the term of the Tenancy Agreement; we will deduct commission, VAT and any agreed expenditure from the monthly rent and make payments into a Landlord’s nominated bank account, we can also make payments by cheque.

A monthly or quarterly rent statement is prepared and provided to Landlord’s by post or email.  We can also provide annual statements of account direct to the Landlord’s Accountant.

Property inspections are undertaken on a quarterly basis and we can arrange for any necessary repairs to be carried out, at the Landlord’s request.

For Non-Resident Landlords, we can deduct Tax due on rental income from rent received and pay this to HMRC.
